Run a WIP schedule every month. Not quarterly. Not at year-end. Monthly WIP gives you and your lenders a real-time view of project health and over/underbilling positions.

Separate every project into its own cost code structure. Lumped costs = no visibility. Job costing at the cost code level tells you exactly where margin is leaking on every project.

Never let one person control AP end-to-end. Approval, processing, and reconciliation should always be three different people or steps. This is the simplest internal control that most firms skip.

Culture fit in construction is non-negotiable. Development and GC environments are fast, pressure-filled, and deadline-driven. Ask behavioral questions about pace, ambiguity, and conflict. Technical skills are trainable — temperament is not.

Model your waterfall before you raise, not after. Run your distribution waterfall at multiple return scenarios — base, upside, and downside. If your preferred return is 8% and your projected IRR is 9%, your LP gets almost everything. Know your numbers.
